Richard Leroy, Executive Vice President

Mr. Leroy received his Bachelor’s Degree from Binghamton University and received his MPH from Columbia University. Prior to his career in real estate, Mr. Leroy's work experience includes Associate Director at Bronx Municipal Hospital Center (Jacobi Hospital); and Administrator in charge of the OR and the Department of Anesthesiology at Mt. Sinai Medical Center in Manhattan.

Mr. Leroy began his real estate career in May, 1984 and in the years to date has completed hundreds of lease and sales transactions totaling in excess of three million square feet. Mr. Leroy oversees all of the day to day operations of Delphi Commercial Properties Inc. including the management of all leasing and sales transactions. Mr. Leroy has significant experience representing both tenants and landlords in Westchester County. Mr. Leroy has represented Barr Laboratories (BRL; NYSE), Emisphere Technologies (EMIS; Nasdaq), Voyetra Technologies, Westcon Inc., Human-i-Tees, Mirado Properties, Ardsley Partners, Amcott Associates, Intercounty Medical Administrators, and Halpern Real Estate Inc.


 

Steve Ifshin, Chairman

Steve Ifshin is Chairman of Delphi Commercial Properties and DLC, which he co-founded in 1991. Mr. Ifshin oversees the operations of DLC’s business, including tenant leasing, property, asset and construction management activities, and the firm’s regional offices. Under his tutelage, DLC continues to be a leasing-driven operator of shopping centers, developing and maintaining strong relationships with national, regional and local tenants.

Mr. Ifshin entered the real estate industry in 1965 in commercial sales with Wolf & Macklowe. From 1973-1989, he was the co-founder and President of N. Peter Burton & Company, a commercial brokerage and property management firm that he sold to Grubb & Ellis. Mr. Ifshin was also founder and Chairman of Empire State Land Company, a residential developer, and founder and Chairman of The Delphi Land Company, a town home community developer. Throughout his career, Mr. Ifshin has represented major corporations including Chase Manhattan Bank, The Dreyfus Company, Pepsi and Panasonic, and he has been responsible for some of the most influential transactions in New York City, including the 1981 sale of the Ford Motor Building and the 1986 sale of the Tiffany Building.

Mr. Ifshin received a BA from the University of Vermont and has been elected to the Board of Advisors for the University of Vermont’s School of Business Administration. In addition, Mr. Ifshin has served as an adjunct professor at NYU’s School of Continuing Education in real estate. Mr. Ifshin is on the Board of Directors at WBGO Jazz 88.3, a prominent New York jazz radio station and is an active member of the International Council of Shopping Centers.


 

Adam Ifshin, President

Adam Ifshin is President of Delphi Commercial Properties, Inc. and DLC Management Corp. Through his leadership, DLC has become one of the nation’s largest owners and operators of retail shopping centers and one of the most active acquirers of centers with value added potential. Mr. Ifshin oversees all of DLC’s acquisitions, capital markets activities, re-development opportunities, joint ventures, and corporate strategy. He is also well versed in the complex world of foreclosures, bankruptcies, dispositions, and restructurings. As a principal, he has been involved in well over $1.5 billion of real estate transactions, building one of the largest privately held portfolios of shopping centers in the United States, totaling over 16.5 million square feet.

Mr. Ifshin is also the co-founder and President of DLC Investment Securities Corp., the exclusive placement agent for all DLC Management Corp. real estate investments; and co-founder of DLC UrbanCore, a new platform to develop retail real estate in under-served, infill, and multi-ethnic markets nationwide. Prior to forming DLC, Mr. Ifshin was Vice President for Project Development for The Delphi Land Company, a developer of town home communities, and Project Manager for Empire State Land Company, a residential developer.

Mr. Ifshin is a member of the International Council of Shopping Centers, the ICSC New York Government Relations Committee, the ICSC National Economics Committee, and is co-chairman of the ICSC Capital MarketPlace Conference. He is an active lobbyist for the shopping center industry in Albany and in Washington, DC, where he successfully lobbied for TRIA and the recently enacted Bankruptcy Reform Act. Mr. Ifshin is a full member of the Urban Land Institute and is Assistant Chair of the Commercial & Retail Development Council (Blue). He sits on the Editorial Advisory Committee of Shopping Center Business and is on the Business Development Board of Hudson Valley Bank.

Mr. Ifshin received a BA, cum laude, from Williams College, with honors in economics and history, and was elected to Phi Beta Kappa. He is also a graduate of Harvard University’s Graduate School course, Running a Real Estate Company, and in 2004 was named to the inaugural class of 40 Under 40 by The Business Council of Westchester. He is a member of the board of directors of the Byram Hills Educational Foundation and lives in Westchester with his family.
